The emerging vision for the site includes:
- Delivery of up to 557 high quality homes in a range of sizes and styles that reflect the local vernacular.
- Delivery of 45% affordable housing with homes being a mix of tenures including shared ownership and affordable rent.
- Provision of a range of houses and apartments from 1 to 5 beds to meet a range of different housing needs.
- A landscape led approach to development with the retention of existing mature trees and hedgerows within and around the site.
- Provision of significant areas of open space with a new large park proposed at the western extent of the site.
- New points of vehicular access along with provision of pedestrian and cycle routes through the site.
- A sustainable drainage system with swales and drainage basins.
- The construction of a school drop off and pick up area for Summerhill School.
- Opportunities to divert the bus network through the site.
- Provision of new landscaping and extensive tree planting within and around the site.
